What to expect at every stage.

    Initial Listing Meeting

    We meet at the property so I can see the home firsthand, learn your goals and timeline, and answer your questions about the market. No pressure — this is a conversation, not a pitch.

    Comparative Market Analysis

    I prepare a hand-built CMA: recent sales, active competition, pending comps, absorption rate, and price-per-square-foot trends in your micro-market. We talk through pricing strategy together.

  3. 03

    Pre-Listing Prep & Staging

    I walk through every room with recommendations: declutter, paint, repairs, lighting, and staging that pays back. Trusted vendors are introduced as needed. We line up the work to the launch calendar.

  4. 04

    Listing Agreement & Disclosures

    We sign the listing agreement and complete the seller disclosure notice. I explain commissions, term, marketing scope, and what's expected from each side.

  5. 05

    Photography, Video & Marketing Assets

    Architectural-grade photography, drone, and video are produced. I write the property narrative — the listing description that frames the home for the right buyer.

  6. 06

    Pre-Market Exposure

    Before going live on MLS, I share the home discreetly with my network of agents and qualified buyers to test pricing and surface early interest.

  7. 07

    Going Live on MLS

    Listing goes live across MLS, Zillow, Realtor.com, Redfin, and Conrad Real Estate channels. Social and email campaigns launch the same day. Open houses are scheduled if appropriate.

  8. 08

    Showings & Feedback

    I manage the showing schedule, capture buyer feedback after each tour, and report it back weekly with recommendations on price, prep, or marketing adjustments.

  9. 09

    Reviewing & Negotiating Offers

    When offers come in, I summarize each one — price, financing, contingencies, option fee, earnest money, closing date, leaseback. We negotiate to the strongest net outcome on your terms.

  10. 10

    Under Contract: Option, Inspection & Appraisal

    I shepherd the contract through the buyer's option period, inspection, repair negotiation, and appraisal — protecting your position and the deal at every step.

  11. 11

    Title & Closing Coordination

    I coordinate with title, the buyer's lender, and the buyer's agent to clear title, satisfy lender conditions, and keep the closing date intact.

  12. 12

    Closing Day

    You sign at the title company, the deed transfers, and proceeds are wired or delivered. I'm with you for it.

  13. 13

    After the Close

    I help with the move-out details, vendor handoffs, and stay available long after closing for whatever comes next.
