Freddie Mac's October 8, 2026 Primary Mortgage Market Survey put the 30-year fixed rate at 7.40%, up another 12 basis points from 7.28% the week before — the seventh consecutive weekly increase. That's the highest level in nearly three years, since late 2023, and now 110 basis points above where rates stood a year ago (6.30% in October 2025).

Seven straight weeks of increases.
The climb continues to track the bond market rather than anything specific to housing. The 10-year Treasury yield, which mortgage rates follow closely, averaged 5.28% this week — nine basis points higher than the week before — as inflation expectations and rising federal debt issuance keep pressuring yields upward.
The dollar impact is adding up.
On a representative $400,000 loan, moving from 6.30% a year ago to 7.40% today adds roughly $294 a month in principal and interest — over $3,500 a year. This week's move alone adds about $33 a month.
Where this leaves you.
If you're buying
Seven straight weeks of increases is the longest stretch of this run, which makes it worth having a real conversation with a lender about locking sooner rather than later — and seriously evaluating rate buydown options. Waiting for a pullback carries its own cost in missed inventory and potential price appreciation.
If you're selling
Rate-sensitive buyers are adjusting their budgets, not leaving the market — which makes accurate pricing from day one more important than ever at this rate level.
