Freddie Mac's October 22 survey put the 30-year fixed rate at 7.32%, down 8 basis points from 7.40% — the first weekly decrease after seven straight increases this fall. Here's what the pullback means for DFW buyers' payment math and sellers' pricing decisions.

Freddie Mac's October 22, 2026 Primary Mortgage Market Survey put the 30-year fixed rate at 7.32%, down 8 basis points from 7.40% the week before — the first weekly decrease after seven straight increases this fall followed by a one-week pause. The 15-year fixed eased as well, from 6.71% to 6.68%.

Rates

A pause in the climb, not a return to last year.

Today's rate still sits 113 basis points above where it stood a year ago (6.19% in October 2025), so this is a pause in the climb, not a return to last year's levels. But it is the first move in the right direction since the run began — and after seven straight weekly increases, the direction of the line matters as much as the level.

Payment math

Modest relief, but real.

On a representative $400,000 loan, the move from 7.40% to 7.32% trims the principal-and-interest payment by about $22 a month. For contrast, that same loan still costs roughly $300 a month more than it would have at last year's rate — a reminder of how much ground would need to be recovered for today's buyers to feel like last year's.

The takeaway

Where this leaves you.

If you're buying

One week's dip doesn't confirm a trend, but if you've been waiting on the sidelines for the increases to stop, this is worth a real conversation with a lender about where things stand. Rate-lock timing and buydown options are worth revisiting either way, especially if DFW inventory stays tight.

If you're selling

Rate relief, even modest, tends to bring hesitant buyers back into the market — which makes this a good moment to make sure pricing is sharp and the listing is ready to capture that renewed interest. My own listings continue to average a 9-day median list-to-pending time against the 63-day statewide average. Run a complimentary CMA — Price My Home.
