Freddie Mac's September 24, 2026 Primary Mortgage Market Survey put the 30-year fixed rate at 7.03%, up from 6.95% the week before. It is the first reading above 7% since January 2025, according to national coverage from NPR and CNN. At 73 basis points above the 6.30% rate a year ago, the reversal that began last week has continued.

A threshold crossed, not an economy in distress.
Freddie Mac's chief economist pointed to a “solid labor market and an economy growing at a healthy rate” as part of the broader backdrop. This is not a signal of distress in the underlying economy. But the 7% threshold does change real monthly-payment math for buyers, and it deserves a closer look at what a purchase would actually cost.

Don't let the headline number end the conversation on its own. Temporary or permanent rate buydowns, adjustable-rate options, and running the actual payment math with a lender are all worth exploring before ruling out a purchase. DFW inventory has run tighter than the rest of the state this year, so waiting for rates to ease may mean less selection.
