What to expect at every stage.

    Initial Consultation

    We sit down — in person, by phone, or video — to understand what you're looking for: lifestyle, location, budget, timeline, and the must-haves vs. nice-to-haves. I'll explain how I work, what to expect, and answer every question you have.

  2. 02

    Lender & Pre-Approval

    If you'll be financing, I introduce you to trusted local lenders. A pre-approval letter sharpens your budget and signals to sellers that you're a serious buyer. Cash buyers receive proof-of-funds guidance instead.

  3. 03

    Buyer Representation Agreement

    We formalize our working relationship so I can fully advocate on your behalf. I'll walk you through every line, fees, and how my fiduciary duty to you works.

  4. 04

    Home Search & Tours

    I set up a curated MLS search built around your criteria, send hand-picked listings, and schedule private tours. As we tour, your preferences sharpen — and so does our list.

  5. 05

    Writing the Offer

    Once we find the one, I run comps, evaluate seller motivation, and craft an offer that protects you on price, terms, financing, option period, and earnest money. We submit and negotiate to a signed contract.

  6. 06

    Option Period & Inspections

    During the option period you have the unrestricted right to terminate. I coordinate inspections (general, plus any specialists), review reports with you, and negotiate repairs or credits with the seller.

  7. 07

    Appraisal & Financing

    Your lender orders the appraisal and finalizes underwriting. I monitor every milestone and keep title, lender, and seller's side aligned so nothing slips through the cracks.

  8. 08

    Title, Survey & Insurance

    The title company runs the commitment, we review the survey, and you bind homeowner's insurance. I flag anything unusual — easements, encroachments, HOA items — well before closing.

  9. 09

    Final Walk-Through

    Just before closing, we walk the home together to confirm it's in the agreed condition, repairs are complete, and nothing has changed since contract.

  10. 10

    Closing Day

    You sign at the title company, funds are disbursed, and the deed is recorded. I'm there with you. You leave with the keys.

  11. 11

    After the Close

    I stay in touch with vendor recommendations, market updates on your home's value, and help whenever you need it. My clients become long-term relationships, not transactions.
